The revelations in the Electoral Bonds Scam are just starting – already there are questions regarding the veracity of the data supplied by the SBI & now they may be forced to submit the Bond Numbers. Prashant Bhushan in an extended conversation with The Deshbhakt talks about the next steps – including a Supreme Court mandated SIT into the scam and also why we need to take a hard look into the Election Commission works and why EVMs continue to be a source of concern.

New Delhi: Former BJP president Bangaru Laxman has been found guilty of accepting a bribe by a Delhi court. He has been convicted under the Prevention of Corruption Act for misusing his office and for attempting to influence another public official.

https://en.wikipedia.org/wiki/Bangaru_Laxman

He has been arrested and will be sentenced tomorrow. He faces a maximum of seven years in jail.

The court in its 155-page judgement today said Mr Laxman received money to “influence the public servants.”

“I am of the considered opinion that CBI (Central Bureau of Investigation) had been able to establish the necessary ingredients of offence under section 9 of the Prevention of Corruption act, 1988 against accused Bangaru Laxman beyond reasonable doubt,” the court said.

“The accused Bangaru Laxman on January 5, 2001 had accepted illegal gratification of ₹ 1 lakh from M/S Westend International and has further agreed to accept the balance amount of illegal gratification in dollars, as a motive or reward for exercise of personal influence on the public servants working with ministry of defence, to show favour for award of a supply order in favour of the above mentioned company of HHTIs (hand-held thermal imagers) to Indian Army,” the court added.

In 2001, news organisation Tehelka.com conducted a sting. A reporter posing as an arm dealer offered Mr Laxman one lakh as a kickback for a contract. Hidden cameras caught Mr Laxman accepting the bribe. Mr Laxman accepted the money in return for hiring the company to supply hand-held thermal imagers to the Indian Army.

“I am of the opinion that the method adopted by the Tehelka people may be objectionable, but their purpose was not,” the court said today. “The material collected on record does not suggest any shortfall in the investigation”, it said and observed that the idea to commit wrong came to the accused immediately after meeting the representative of the supposed firm.

He was convicted by a Special CBI Court on 27 April 2012 for taking bribe under Prevention of Corruption Act and was taken into custody. Bangaru Laxman was convicted in defence deal Tehelka corruption case. Laxman was sentenced to 4-year rigorous imprisonment in prison for his crimes.

“We never played dirty game with anybody. We showed that time how the system could be misused,” said Aniruddha Bahal, Journalist, Tehelka.

The FIR in the case was registered on December 6, 2006 against Bangaru Laxman, his assistant personal secretary N Umamaheshwar Raju and personal secretary T Satyamurthy. Mr Satyamurthy, however, had been granted pardon by a trial court after he turned an approver in the case, while the trial could not proceed against Raju due to lack of evidence. A Delhi court in May last year had framed corruption charges against Mr Laxman.

“The BJP should introspect about their six years in government…the conviction of their former president should show the BJP that those who live in glasshouses should not throw stones at others, ” said Congress spokesperson Manish Tewari.

Post a commentThe BJP sought to distance itself from the conviction of its former President. “This case is about his (Laxman) personal conduct. The charges levelled against him were about the deed done by him as an individual. Within hours of the issue coming to light, BJP had taken a decision and he was no longer the party president. We did not take days to decide,” the BJP spokesperson Shahnawaz Hussain said.

Bangaru Laxman is still a member of the BJP’s national executive.

why soft drink are harmful / toxins and harmful to health

When told the dark truth about cold drinks like Sprite, Coco-Cola, Pepsi, people were surprised, these are not cold drinks but poison which harms you slowly and without even realizing it.
It should be written on the packaging of all these bottles that how harmful it is for health, but in the name of energy drinks and cold drinks, it is sold through misleading propaganda saying that it is victory over fear.

Certainly! Here are several ways to negotiate the rental value of your commercial properties:

Market Research: Conduct thorough research on rental rates for similar properties in the area. Use this information as leverage during negotiations.

  1. Highlight Property Features: Emphasize any unique features or amenities your property offers that differentiate it from others in the market.
  • Offer Longer Lease Terms: Landlords may be willing to reduce the rent if you commit to a longer lease term, providing them with stability and assurance.
  • Negotiate Rent Escalation: Propose a graduated rent increase over the lease term, allowing for more manageable increases over time.
  • Tenant Improvement Allowance: Negotiate for a tenant improvement allowance to cover the costs of customizing the space to meet your business needs.
  • Rent-Free Period: Request a rent-free period at the beginning of the lease to offset initial moving and setup costs.
  • Flexible Payment Terms: Negotiate for flexible payment terms, such as quarterly or bi-annual payments, to better align with your cash flow.
  • Sublease Options: Request the ability to sublease unused space within the property to help offset rental costs.
  • Demonstrate Financial Stability: Provide evidence of your business’s financial stability and growth potential to reassure the landlord of your ability to pay rent consistently.
  • Offer to Assume Certain Expenses: Offer to assume responsibility for certain expenses, such as utilities or maintenance costs, in exchange for a lower rent.
  1. Multiple Property Lease: If you’re leasing multiple properties from the same landlord, negotiate a discounted rate for leasing all properties together.
  1. Revenue Sharing: Propose a revenue-sharing agreement where you pay a base rent plus a percentage of your sales revenue.
  1. Exclusive Rights: Offer to sign a lease with exclusive rights for your business type within the property, giving you a competitive advantage.
  1. Renegotiate Existing Lease Terms: If you’re already a tenant, renegotiate your lease terms when it comes up for renewal, especially if market conditions have changed.
  1. Offer to Assist with Property Management: Offer to assist with property management tasks, such as maintenance or tenant relations, in exchange for a reduction in rent.
  1. Provide Personal Guarantees: Offer a personal guarantee or additional security deposit to reassure the landlord of your commitment to the lease agreement.
  1. Share Marketing Costs: Propose sharing marketing costs with the landlord to attract more tenants to the property, potentially leading to increased rental income.
  1. Offer to Extend Operating Hours: If applicable, offer to extend operating hours to generate more revenue, which could justify a lower rent.
  1. Highlight Potential for Growth: Emphasize the growth potential of your business and how it can positively impact the property’s value over time.
  1. Seek Professional Assistance: Consider hiring a commercial real estate broker or lawyer with expertise in lease negotiations to represent your interests effectively.
  • By employing these strategies and adapting them to your specific situation, you can negotiate more favorable rental terms for your commercial properties.
